Notice of Public Hearing - Bylaws 3168 and 3169 – Official Community Plan Amendment & Zoning Bylaw Amendment and Development Permit No. 09-20

1)    Bylaw No. 3168 – Official Community Plan Amendment OCP 04-20

Purpose:  To amend City of Langley Official Community Plan Bylaw to incorporate provisions for higher density development and amend the land use designation of the subject properties, 20179, 20189, & 20199 53A Avenue (outlined in bold on the map below), from the current designation of “High-Density Residential” to “Mid Rise Residential” as proposed in, and consistent with, the draft new OCP expected to be adopted in 2021. 

The proposed development exceeds the density permitted in the current OCP and requires an OCP amendment to accommodate it. (project details below)

2)    Bylaw No. 3169 - Zoning Bylaw Amendment RZ 08-20 and Development Permit DP 09-20

Purpose:  To amend City of Langley Zoning Bylaw to rezone the properties located at 20179, 20189, & 20199 53A Avenue (outlined in bold on the map below) from the RS1 Single Family Residential Zone to the CD74 Comprehensive Development Zone to accommodate a 5-storey, 56-unit apartment development. The proposed development exceeds the density and height parameters permitted in the current Zoning Bylaw and requires a Comprehensive Development (CD) Zone to accommodate it.

The proposed bylaws, staff reports and project plans may be viewed, from Tuesday, June 1, 2021 to Monday, June 28, 2021 online by clicking: Bylaw 3168; Bylaw 3169; Advisory Design Panel Explanatory Report; Advisory Design Panel Report; Architectural Plans; and Landscape Plans.

Comments may be submitted by mail to: Deputy Corporate Officer c/o Langley City Hall, 20399 Douglas Crescent, Langley, B.C. V3A 4B3 or by e-mail to councilmeetings@langleycity.ca and must be received by no later than 12:00pm on the day of the Public Hearing. All correspondence submitted will form part of the public record and may be published in a meeting agenda.
