Notice of Public Hearing - Bylaws 3174 and 3175 – Official Community Plan Amendment, Zoning Bylaw Amendment and Development Permit No. 04-21

1)    Bylaw No. 3174 – Official Community Plan Amendment OCP 03-21

Purpose:  To amend City of Langley Official Community Plan Bylaw to incorporate provisions for higher-density low-rise residential uses and amend the land use designation of the subject properties, 20040-20070 53A Avenue & 20041-20071 53 Avenue (outlined in bold on the map below), from the current designation of “High-Density Residential” to “Low Rise Residential” as proposed in, and consistent with, the draft new OCP expected to be adopted in 2021. 

The proposed development exceeds the density permitted in the current OCP and requires an OCP amendment to accommodate it. (project details below)

2)    Bylaw No. 3175 - Zoning Bylaw Amendment No. 177 (RZ 03-21) and Development Permit DP 04-21

Purpose:  To amend City of Langley Zoning Bylaw to rezone the properties located at 20040-20070 53A Avenue & 20041-20071 53 Avenue (outlined in bold on the map below) from the RS1 Single Family Residential Zone to the CD76 Comprehensive Development Zone to accommodate a 6-storey, 113-unit apartment development. The proposed development exceeds the density permitted in the current Zoning Bylaw and requires a Comprehensive Development (CD) Zone to accommodate it.

The proposed bylaws, staff reports and project plans may be viewed, from Tuesday, July 6, 2021 to Monday, July 26, 2021 online by clicking: Bylaw 3174; Bylaw 3175; Advisory Design Panel Explanatory Report; Advisory Design Panel ReportArchitectural Plans; and Landscape Plans.

Comments may be submitted by mail to: Deputy Corporate Officer c/o Langley City Hall, 20399 Douglas Crescent, Langley, B.C. V3A 4B3 or by e-mail to councilmeetings@langleycity.ca and should be received by no later than 12:00pm on the day of the Public Hearing. All correspondence submitted will form part of the public record and may be published in a meeting agenda.
