Centrally located in Southwestern BC’s Lower Mainland, the City of Langley is one of Metro Vancouver’s dynamic and thriving Regional City Centres. 

Within just 10 square kilometres (4 square miles), the City of Langley contains six established residential neighbourhoods, a natural wetland of regional significance, parkland exceeding 300 acres, high density residential development, a revitalized pedestrian-oriented downtown, a regional shopping centre and one of the most active industrial and service commercial land bases found in the Lower Mainland.

With significantly lower costs than downtown Vancouver, many businesses and developers have turned to Langley for easy access to affluent markets and a higher return on investment.

Location

The City of Langley is part of the Metro Vancouver Regional District. Located in the centre of the Lower Mainland Region, the City of Langley marks the crossroads of several major highways and three major USA border crossings.

Located on the southern shores of the Fraser River, the City of Langley is about 47 kilometres (30 miles) from Vancouver, the Port of Metro Vancouver and the Vancouver International Airport. It is also located centrally between the Abbotsford International Airport (28 kilometres or 17 miles) and the BC Ferries Terminal (45 kilometres or 28 miles).

 

POPULATION

There are nearly 3 million people in the Lower Mainland region. Metro Vancouver, including the City of Langley, has a regional population of 2.3 million with a 5-year growth rate of 9.3%. The neighbouring Fraser Valley Regional District has a population of 278,000 with a 5-year growth rate of 8%.

The City of Langley is only 10 square kilometres and has a population of approximately 29,000.  It is surrounded by Langley Township with a population of 104,000, and neighbours Surrey with a population of 463,000, and shares an averaged area growth rate in excess of 16.6%. (2011 CENSUS)  Population projections in the area are expected to double over the next decade.

TRADE MARKET

The City of Langley enjoys a local trading population of 275,000 people, representing a $3.84 billion trade market with an average household income of about $95,000, higher than the BC average. (Retail Trade Area Study, 2012). 

LOW COSTS

The cost of living in Langley is significantly lower than Vancouver. Housing is about 40% to 60% lower than Vancouver.

The City of Langley also provides the lowest commercial to residential tax rates in Metro Vancouver. (NAIOP)
