Bylaw No. 3288 – Zoning Bylaw Amendment No. 208 and Development Permit No. 04-23
Purpose: To amend the Zoning Bylaw, 1996, No. 2100 as noted below.
To amend the City of Langley Zoning Bylaw to rezone the property located at 20139 53A Avenue (outlined in bold on the map below) from the RS1 Single Family Residential Zone to CD99 Comprehensive Development Zone to permit a 4-unit rowhouse development.
Legal Description: Lot 242, District Lot 305, Group 2, New Westminster District, Plan 39394
In accordance with section 464(3) of the Local Government Act, the City must not hold a Public Hearing for this application. This is due to the recent change to Provincial housing legislation, adopted by the Province of BC on November 30, 2023, that prohibits local governments from holding public hearings for rezoning applications for residential developments that are consistent with the local government’s Official Community Plan (OCP).
This rezoning application, proposing a 4-unit rowhouse development, is consistent with the City of Langley Official Community Plan.
The proposed bylaw, staff report, architectural and landscape drawings may be viewed online from Friday, July 12, 2024 to Monday, July 22, 2024 and at the "Development Application Portal" (by type of development and civic address) or in person at the Development Services department at City Hall, 20399 Douglas Crescent, Langley, Monday to Friday, 8:30AM - 4:30PM, excluding statutory holidays.
