Notice of 1st & 2nd Readings - Bylaw No. 3285 – Zoning Bylaw Amendment & Development Permit 02-24- July 8, 2024 at 7pm

Bylaw No. 3285 - Zoning Bylaw Amendment No. 205 and Development Permit No. 02-24

Purpose: To amend the City of Langley Zoning Bylaw to rezone the properties located at 5302 200 Street, 20030 53A Avenue, & 20011-20031 53 Avenue (outlined in bold on the map below) from the RS1 Single Family Residential Zone to the CD96 Comprehensive Development Zone to accommodate a 6-storey, 95-unit apartment development.

Legal Description: Lots 301 & 312-315, District Lot 305, Group 2, New Westminster District, Plan 42983

In accordance with section 464(3) of the Local Government Act, the City must not hold a Public Hearing for this application. This is due to the recent change to Provincial housing legislation, adopted by the Province of BC on November 30, 2023, that prohibits local governments from holding public hearings for rezoning applications for residential developments that are consistent with the local government's Official Community Plan (OCP).

This rezoning application, proposing a 6-storey, 95-unit apartment development, is consistent with the Low Rise Residential land use designation in the City of Langley OCP.

The proposed bylaw, supporting documents, and drawings may be viewed from Sunday, June 30 to Monday, July 8, 2024 online at the "Development Application Portal" (by type of development and civic address) or in person at the Development Services department at City Hall, 20399 Douglas Crescent, Langley, Monday to Friday, 8:30AM - 4:30PM, excluding statutory holidays.
